Scandic Hotels Takes Over Ireland’s Dalata Hotel Operations To Enhance Tourist Experience And Growth

Scandic Hotels has taken over the operations of Dalata Hotel Group in Ireland and the UK under a management agreement, with a planned acquisition by 2026.

Scandic Hotels Group AB has taken over the operational management of the Dalata Hotel Group plc, which is a great move for the company’s expansion strategy in both Ireland and the UK. The operation of the hotels is part of the recently finished public offer by Pandox AB and Eiendomsspar AS, which have made the move easier. The management agreement that started on November 7, 2025, includes 56 hotels and is thus in a commanding position in two of the most profitable hotel markets in Europe.

Management Agreement Paves the Way for Expansion

Scandic will oversee the daily operations of the 56 Dalata hotels, which comprise around 12,000 rooms across Ireland and the UK. These hotels, known for their strong branding and quality service, are expected to provide a solid foundation for Scandic to enhance its portfolio. Scandic has agreed to a management fee of 4% of revenues, ensuring a steady stream of income while overseeing the transition process.

The deal also includes a carve-out process aimed at separating Dalata’s real estate business from its hotel operations. The carve-out is expected to be completed by late 2026, at which point Scandic plans to fully acquire the hotel operations for an estimated €500 million. This acquisition will solidify Scandic’s position in these key tourism destinations, contributing to the growing tourism markets in both countries.

A Strategic Acquisition for Scandic

For Scandic, this acquisition is seen as a valuable addition to its portfolio, particularly due to the established presence of Dalata hotels in key tourist cities across Ireland and the UK. The hotels are well-known for their strong market position and appeal to both business and leisure travellers.

Jens Mathiesen, President and CEO of Scandic, expressed his enthusiasm for the transaction, noting that it would significantly enhance Scandic’s portfolio. He added that the deal not only strengthens their presence in two major European markets but also offers significant long-term growth potential, especially once the carve-out and subsequent acquisition are completed.

Impact on Tourism and the Local Economy

From a tourism perspective, this transition is expected to benefit both local economies and international visitors. With Scandic’s expertise in hotel management, the transition is likely to result in improved services and facilities for tourists. As one of the largest hotel chains in the region, Scandic’s influence in Ireland and the UK will likely have a positive impact on tourism growth, enhancing the appeal of these destinations.

Scandic’s portfolio now includes numerous properties that cater to various tourist segments, from luxury travellers seeking a high-end experience to families on budget-friendly getaways. As tourism rebounds across the region, especially in popular cities like Dublin, Manchester, and London, Scandic’s expanded network promises a more diverse and comprehensive selection of accommodations for tourists.

Looking Towards the Future: A €500 Million Investment

Once the carve-out process is finalised, Scandic will pay an estimated €500 million to acquire Dalata’s hotel operations. This deal is expected to be financed through a combination of available cash and debt facilities, providing Scandic with the financial flexibility to continue expanding and improving its offerings.

The valuation of the acquisition has been set at approximately six times the estimated Adjusted EBITDA for 2024, reflecting the strong financial performance of Dalata’s hotel operations. This valuation further highlights the potential for Scandic to generate substantial value from the acquisition, both in the short term and in the long run.

Strengthening the Future of Tourism in Ireland and the UK

For tourists, the Scandic-Dalata partnership promises a bright future of well-managed, quality hotel offerings across two of Europe’s most visited countries. Whether for business, leisure, or family vacations, visitors can look forward to a seamless and enhanced hotel experience, further contributing to the already thriving tourism industry in both Ireland and the UK.

Scandic has made a promise to keep Dalata’s current management team, which is a guarantee that the transition will go well and success will be achieved along with good service. Scandic, meanwhile, intends to take advantage of the carve-out and acquisition to solidify its presence in the UK and Ireland hotels markets and at the same time, to be a little bit of a benefit to the hospitality industry and the millions of tourists that come to the areas every year, so playing a double role.
